Start with the correct property context
Property tax and lending assumptions differ across the UK. Stamp Duty Land Tax applies in England and Northern Ireland, while Scotland and Wales have separate property-tax systems. Additional-property, first-time-buyer, company and leasehold circumstances can also change the result.

A practical approach
